I work as a completely independent source of finance for businesses, property investors and property developers. I source funding from the whole of the market, and maintain relationships with all those Banks and specialist lenders who are currently active.

I can advise and provide funding in the following areas.
COMMERCIAL INVESTMENT PROPERTY: Clients whom buy or own commercial property and let some or all of the property for rent.
RESIDENTIAL INVESTMENT PROPERTY: Clients who own portfolios of residential property which they rent to tenants on ASTs ( assured short hold tenancies ). These portfolios may be owned by the clients personally, or through a limited company. We can assist on Buy to Let properties also.
COMMERCIAL MORTGAGES: Available to businesses and companies who own commercial property from which they operate their own business.
DEVELOPMENT FINANCE: The High Street Banks are virtually closed to this type of lending. We access finance through a number of specialist lenders for most types of schemes including residential and commercial development, which can be speculative for both investment and for sale.
SHORT TERM PROPERTY FINANCE (“BRIDGING FINANCE”): To support investors and developers with a wide variety of property transactions that the mainstream banks do not wish to be involved with. This can be against empty or problematic property pending a sale or future tenancy, and may involve light or major structural refurbishment works. Significant future uplifts in value as works are completed or tenants are installed are often a feature of these transactions, enabling a large profit to accrue to the client.
CASH FLOW FUNDING: Overdrafts, invoice finance and factoring provided for businesses and corporates requiring working capital funding. This may also include stock finance.
TRADE FINANCE: Specialist and often complex credit lines available for importers and exporters.
ENTERPRISE FINANCE GUARANTEE LOANS: Clients who lack sufficient security but otherwise have a viable business, both existing and new, can benefit from a government support by way of a guarantee to a Bank for 75% of a proposed loan. This may enable a Bank to lend money in circumstances which otherwise would mean a decline. Additionally, there are some invoice finance and asset funders whom are able to access the scheme.
BUSINESS PURCHASE: Often a complex arena where our in house business planning and accountancy function can assist greatly in obtaining finance for a business acquisition.
