    Peter Gallagher joined Dunlop Heywood, the North West's leading practice of Chartered Surveyors, in 1972 and completed training cycles in several different disciplines including Valuation, Landlord & Tenant, Asset and Estate Management, Planning, Rating, Compensation and Land Surveying. Then specialising as a commercial agent and promoted to head of the offices team, Peter was instrumental in the drive to position the company as the market leader in development-led office agency. The overall direction of the company’s NW Agency Division was under his leadership for nearly three decades during which the company was involved in most of the new development projects that changed the office landscape of the City beyond all recognition. A born and proud Mancunian, Peter now works on a broad range of strategic agency projects, development and marketing consultancies, covering all types of mixed-use commercial property but retaining a specialism in high-value offices. Peter has built a highly respected reputation advising on the complexities of pre-build development consultancy and pre-let agency, acting for both occupiers and owners. His personal clients include prominent private as well as public sector bodies. Following the acquisition of Dunlop Heywood by the ill-fated Erinaceous Group, he was for a while a member of the national business development team and head of a team responsible for liaison with the overseas offices of the NAI Global ‘managed network’ Association. Peter left Erinaceous in 2007, at odds and disillusioned with the London-centric ownership, direction and management of the business and in early 2008 with a number of former colleagues, was a founding Partner of the independent agency p3 property consultants llp, NW specialists in acquisitions, leasing and disposal agency, development funding and marketing consultancy. In recent years handling approaching 1.75M sq.ft. of new, Grade A office transactions has made Peter a very experienced local consultant in these particular fields. Landmark city centre office projects include identifying, assembling and acting for the pre-let tenant consortium (Price Waterhouse, Ernst & Young and Addleshaws) at the 200,000 sq.ft. Barbirolli Square, an off-market 80,000 sq.ft. pre-letting for Direct Line on Quay Street and over 1M sq.ft. of pre-let transactions at Spinningfields to the likes of Royal Bank of Scotland, Halliwells, Guardian Media Group, Deloitte, HSBC, Grant Thornton etc. Current acquisitions work includes acting for the partners of Pannone LLP in their search for a new 100,000 sq ft city HQ and working 'client-side' on Bupa’s requirement for a new 140,000 sq ft NW regional facility. Recent development projects include Manchester Business Park, Kingsway Rochdale, Hale Barns Shopping Centre and a string of new City Centre offices buildings such as 40 Spring Gardens, Belvedere and AXIS.
