BIG are a privately-owned, short-term specialist lender which is part of Birmingham Bank, providing us with a banking license. We can help with unregulated bridging finance for residential, commercial, semi-commercial investment properties. Owned by HNW individuals who invest their own money into funded projects with all our team having considerable experience in the sector.
What we do
BIG offers unregulated Bridging Loans for both residential and commercial investment properties. We lend throughout England and Wales, With terms of 1 to 24 months and loan amounts between £50k & £5m.
Our LTV’s are based on the lower of the purchase price or the 180 day valuation & we offer:
· Residential 1st charges up to 75% LTV - rates from 0.7%
· Residential 2nd charges up to 65% LTV- rates from 0.9%
· Commercial and semi commercial properties 1st charge only up to 65% - rates from 0.8%
· Land with planning permission up to 60% LTV – rates from 0.9%
Please note:
Flexible arrangement fee on all products up to 2%
We also offer Development Finance & Joint Ventures although we have a more limited appetite for these. Please ask for details.
