I wanted to share a quick but important reminder about something that can easily slip under the radar –
Legionella bacteria in water systems. Left unchecked, it can cause serious illness, especially for older tenants or those with existing health challenges.
The good news is that protecting your tenants and your reputation doesn’t have to be complicated. With the right checks in place, you’ll have peace of mind that everything is safe, clean, and fully compliant.
There’s a legal duty to act. Under UK health and safety law, property owners, managers, and letting agents must ensure water systems are assessed and maintained to prevent Legionella risks. Compliance with the Approved Code of Practice (L8) and HSG 274 isn’t optional – failing to carry out risk assessments and ongoing checks can result in fines or prosecution.
Here’s how I can help. I'll arrange a chat with one of my clients who will:
-
Arrange a legionella risk assessment for your property portfolio
-
Put in place a clear, effective water management plan
-
Keep your water systems clean, safe, and legally compliant without the hassle
Think of it as one simple step now that could prevent bigger problems down the line – both for your tenants and your business.
If you’d like to have a chat just hit reply to this email. I’d be glad to help you find the right solution for your properties.
