I wanted to share a quick but important reminder about something that can easily slip under the radar – Legionella bacteria in water systems. Left unchecked, it can cause serious illness, especially for older tenants or those with existing health challenges.

The good news is that protecting your tenants and your reputation doesn’t have to be complicated. With the right checks in place, you’ll have peace of mind that everything is safe, clean, and fully compliant.

There’s a legal duty to act. Under UK health and safety law, property owners, managers, and letting agents must ensure water systems are assessed and maintained to prevent Legionella risks. Compliance with the Approved Code of Practice (L8) and HSG 274 isn’t optional – failing to carry out risk assessments and ongoing checks can result in fines or prosecution.
